PUBLIC NOTICE

Notice is hereby given that the Charles County Planning Commission will conduct a Public Meeting on proposed Zoning Map Amendment #14-50 (CCSG 1, LLC) at their regularly scheduled meeting on January 26, 2015 at 6:00 p.m., in the County Commissioner’s Meeting Room located in the Charles County Government Building, La Plata, Maryland.

The applicant, CCSG 1, LLC (an entity related to Chaney Enterprises Limited Partnership), has requested a Zoning Map Amendment to change the zoning from Rural Conservation (RC)  to Heavy Industrial (IH) for Parcels 50, 97, 101, 102, 103 and 104 found on Tax Map 9, comprising 211.21 acres in the 8th election district.  The subject parcels are located off of the east side of Mattawoman-Beantown Road approximately ½ mile to the north of the Maryland Transit Authority Park and Ride facility.  This application is a companion submission to be considered parallel with/subsequent to Comprehensive Plan Amendment (CPA) #13-02, an amendment requested by the applicant to the 2006 Charles County Comprehensive Plan to change the land use designation of the subject properties per the Land Use Concept Plan, Figure 3-2 from a Rural Conservation District designation to an Employment and Industrial Park District.  The area subject to the amendment is more specifically shown on an exhibit in the Department of Planning & Growth Management and in the staff report available on BoardDocs on January 16, 2015.

The applicant is seeking to relocate their existing sand and gravel processing plant and ready-mix concrete plant from the west side of Mattawoman-Beantown Road to this location in accordance with the prescribed site development requirements for such facilities in an IH Zoning District.  The approval of the requested change in zoning would allow for the relocation of the existing plant to the subject parcels on the east side of Mattawoman-Beantown Road as a by-right use.
