March 10, 2015 Public Notice of Meeting Docket #1341
THE BOARD OF APPEALS FOR CHARLES COUNTY, MARYLAND has been petitioned by K. Hovnanian Homes of Maryland, seeking a variance to Article VI, Chapter §297-95 C. (3) (b) of the Charles County Zoning Ordinance, Core Mixed Uses, as provided in Article XXV, Chapter §297-416 of the Charles County Zoning Ordinance.
The subject property consists of approximately 6.66277 acres and is designated as Parcel 511 within Grid 23 on Tax Map 5 and is located off of Matthews Road in Bryans Road, Maryland in the Core Employment/Residential (CER) zone. The subject property is surrounded by the Bryans Road Shopping Center and the South Hampton and North Indian Head Estates communities on the western side of Matthews Road.
Per Chapter §297-95 C. (3) (b), “If residential and nonresidential uses are in separate buildings, no more than 50% of the total acreage of the parcel may be devoted to residential uses”. K. Hovnanian Homes of Maryland is pursuing by right residential and commercial development land uses on the subject property; however they desire to reduce the requirement within the Core Employment/Residential (CER) zone from a 50/50 commercial/residential development ratio to a 35/65 commercial/residential development ratio. This variance request equates to a reduction of 15% of the commercial ratio and a 15% increase of the residential ratio.
The Board of Appeals is hereby giving notice that a Public Hearing will be held on this matter Tuesday, March 10, 2015, at 7:00 p.m. in the Commissioners Meeting Room of the Charles County Government Building, La Plata, Maryland.
The Appeal documents for Docket #1341, filed on November 19, 2014, are available for inspection at the Office of the Board of Appeals located in the Planning Division, Planning and Growth Management Department, Charles County Government Building, La Plata, Maryland.
